For prospects abroad (OFW, foreigners) we solve as many grey areas as possible
by E-mail or telephone so that only a few salient issues are left when you come
over to the Philippines; this maximizes your stay here and will avoid time
pressure. For example; mostly we finish the process of design, blueprints and
building permit before you arrive here because this takes 2 months...
...We offer you many years of experience and we use the quality of materials
that is necessary to build a project that last for generations. We do not build
with inferior materials (smaller diameter steel reinforcement bars etc). Because
if we would then after a few months your problems would start (cracks, leaking
etc.) And we can not afford to have a bad name...
Our latest example was in Medellin (Cebu)
building contractor philippines where
the prospect showed us their house; half built. Their 'contractor' (a foreman; a
friend of a friend...) disappeared because the low price that he offered turned
out to be impossible...There was no contract...The septic tank was at the wrong
place...The walls were not prepared to receive electrical/plumbing...
Now we are helping them to finish the house; but they learned it the hard way...

Philippine Architects
Our practice is to design your house constructors
contractors philippines to fit your
lot, wishes and budget; so it realy becomes your dream-house... The first step
in construction is the 'planning stage'; architects have the knowledge, skills
and experience to design your house. They shape your ideas into a plan and
translate them to drawings (blue prints) that will be used by the builders for
construction and they are also needed to get a building permit. You can not
simply 'build the same house you see somewhere on the Internet'; it is
intellectual property of an architect, it is not designed according to your
preferences or to fit your lot and a 'foreign design' has to be changed
according to the Philippine Building Code anyway. So you need an architect,
always.
Some clients do not want to spend much money for the design thinking that they
will just "fix" everything during construction if they want to change anything;
this is a costly mistake.
Remember that during the planning stage it is easy to change something on paper
while later during construction you might have to demolish part of the building.

Building a house is a professional undertaking. Your house have to be there for
generations to come.
You worked hard for funds which are now ready for investment. Do not waste it on
imperfect designs which means revisions, renovations, addition, etc. Why not do
it right the first time?
In general you pay only between 2% and 5% of the contract price to the architect
for his preliminary studies and blueprints. TIP: You can get a discount if the
architect is also the one who build. We can design the house 'up-front' while
standing on your lot, while you give directions (even by telephone if you are
abroad). We need to know where the sun rises etc. Your house is being fitted to
the lot as well as the environment (surrounding) and to your wishes and budget.
You probably want to know exactly what your building or project will look like
BEFORE we start the construction...In our design-services is (optional) a
computer-visualization; you will be able to see your proposed project from all
directions (3D) and if you want we even let you walk through- or fly over it...
Included in the designers-team is mostly an electrical professional, a sanitary
engineer (designs the plumbing and drainage systems), an interior designer, a
landscape architect, a structural engineer, a geotechnical engineer and other
professionals. They have the knowledge, skills and experience to design your
house.
Changes and/or revisions are common during the design stage of the house. There
is NO additional cost for this since this is part of what you are paying for in
design development. It’s all about communication and collaboration.
However, changes during actual construction shall be charged accordingly. This
is because costings are based on the agreed plan and any change does impact the
original costs, obviously.
Cranes are essential in large Philippine construction projects, such as
skyscrapers. In project architecture and civil engineering, construction is the
building or assembly of any infrastructure. Although this may be thought of as a
single activity, in fact construction is a feat of multitasking. Normally the
job is managed by the construction manager, supervised by the project manager,
design engineer or project architect. While these people work in offices and
make the most money, every construction
house contractor Philippines
project requires a large number of
laborers to complete the physical task of construction.
Philippines Contractors Directory
Computers have invaded virtually every aspect of the business world, including
masonry contracting. Hardware has shrunk from room-sized to pocket-sized, while
Philippines contractors directory capabilities have skyrocketed. Computing speed
and the capability to process and store data have grown rapidly. RAM and hard
disk storage that was unimaginable just a few years ago are now attainable and
affordable.

Are computers holding your company back or helping it grow Philippines
contractors directory in today's ever-changing business climate?
A custom-made information system is fine for a company with a computer expert on
staff. However, many good tools are readily available off-the-shelf for those
contractors who don't want to build an information system from scratch.
Software programs--the specific instructions that tell the computer hardware
what to do--also have evolved. Many program features are becoming more
standardized as Philippines contractors directory mainstream computing
gravitates toward the Windows operating system.
Unlike the all-text days of DOS when learning each new program was a major
undertaking, today's applications often look and feel very much the same.
Performing similar functions in different programs is often nearly identical.
For example, copying and pasting text, printing, changing text formats, and
controlling the document's look are very similar operations in many programs.
Some special purpose programs, such as from San Diego-based Systems, build on
what is already known about a mainstream program, such as Excel. This program
links the input from a roll-up vinyl digitizer and pen directly to the Excel
spreadsheet.
Using the pen to trace shapes allows the estimator to quickly Philippines
contractors directory determine areas and quantities of even odd shapes. The
digitizer feeds the data into the existing spreadsheet so the need to learn and
adapt to a new estimating package are eliminated. The result is faster, more
accurate blueprint reading.
As part of the integration, the program adds several new tasks into the Excel
toolbar, including buttons to select whether you are counting or measuring a
line, area, Philippines contractors directory or segment. Selecting the
"eyeball" tool shows an outline of the area represented by the spreadsheet cell.
Because this information is stored in the cell, the outlines can be recalled at
any time and printed out as needed

For the successful execution of a project effective planning is often essential.
Those involved with the design and execution of the infrastructure in question
must consider the environmental impact of the job, the successful scheduling,
budgeting, site safety, inconvenience to the public caused by construction
Philippines delays, preparing tender documents, etc.
